Temple Bright advises on showpiece London healthcare construction project OneWelbeck

Bristol and London law firm Temple Bright has advised Ambulatory Surgery International (ASI) on the first phase of the conversion of commercial offices in London’s Marylebone into a high-end healthcare day surgery and outpatient diagnostics facility.

Welbeck Health, ASI’s trading name, is a day surgery start-up in the UK private medical market. 

The Marylebone scheme, called OneWelbeck, is its first facility and will include imaging suites, general consulting, operating theatres, procedure rooms and recovery facilities over nine floors.

OneWelbeck says it is aiming for levels of comfort and care beyond those usually available in the UK market with the scheme.

The first phase of works to refurbish and convert the basement up to the third floor has now reached practical completion and includes state-of-the-art facilities for gastroenterology, cardiology, and orthopaedics, as well as a world-class imaging and diagnostics suite. 

The second phase comprises shell and core alterations and the fit-out of additional floors to accommodate further specialties, including women’s healthcare, ENT, dermatology, respiratory health, and space for an executive screening program. This phase is due to complete this summer.

Temple Bright has acted for OneWelbeck from the inception of the project on all legal aspects, including corporate, construction, banking, real estate, employment, tax, insurance, medicolegal, planning, incentives, and commercial contracts advice.

More recently it has assisted the business during the Covid-19 crisis.

The Temple Bright team is led by client partner Stuart Hutson (corporate), pictured, who has extensive experience in the private healthcare market and advised OneWelbeck on funding rounds up to and including a recent Series B investment. 

He is joined by David Sanson (real estate), who advised on site acquisition, and Julia Davenport-Cooper (construction), who is advising on construction contracts for phases one and two as well as further aspects of the scheme, such as the redesign of the reception space on the ground floor for pharmacy and café facilities.

Temple Bright was launched by three partners in Bristol in 2010, using a tech-enabled, streamlined business model.

It opened a second office in London EC2 in 2013 and now has 70 partners, evenly spread across the two locations.
