Showpiece heritage building to be converted back to residential use as luxury apartments

Work to transform a Victorian villa back to its original residential with six luxury apartments is due to start next month following the project receiving planning consent.

12 Clifton Park, pictured, was built as a single dwelling in 1850 but adapted soon after for Badminton School. At the end of Clifton’s iconic Worcester Terrace and designed with Greek revival detailing, the property forms an integral part of the Clifton Conservation Area and is close to the Grade II* listed Clifton Cathedral and the Worcester Terrace Communal Gardens. 

The building was acquired by Bath-based specialist developer Kersfield last year. The firm has a strong track record in sensitively converting high-profile heritage buildings into luxury homes.

Its Bristol developments include the transformation of the historic Burwalls House next to the Clifton Suspension Bridge into a collection of stunning apartments and houses and the main campus of the former school Redfield School into 44 luxury homes.

At 12 Clifton Park Kersfield has worked closely with Bristol and Bath architects the Nash Partnership on a design that will bring the building back into residential use and ensure its ongoing preservation.

The work will include the full restoration of the building, reinstating interior finishes in line with the original design intent, many of which have been lost to adaptations over the years.

The five large two or three bedroom apartments and one three-bedroom coach house will have access to landscaped shared gardens along with off-street parking and cycle spaces.

Savills Residential Development sales associate director Dan Harris, who is marketing the property, said: “These large lateral apartments provide a unique opportunity to acquire really spacious homes in a heritage building with direct lift access to all floors, within walking distance of Clifton Village.

“Such opportunities are few and far between, which is why we have already been approached by a number of prospective purchasers seeking to buy off-plan before they are marketed.”

The conversion is due to finish in the autumn.
