Refurbished office is just the job for expanding IT recruitment business

SThree, one of Europe’s largest IT recruitment companies, is to relocate its Bristol base to one of the city centre’s recently refurbished office building to accommodate further growth.

The firm is taking 5,500 sq ft on the top floor of Legal and General Property’s (L&G) Redcliff Quay. It is moving from an office in Baldwin Street in the city centre.

The waterfront building’s tenants include HSBC, engineering consultancy Amec Foster Wheeler, law firm DWF and patent and trade mark attorneys Haseltine Lake.

L&G fund manager Matt Jarvis said: “Legal & General Property has undertaken a considerable refurbishment of the office, upgrading cycle and shower facilities and improving the atrium to provide a coffee bar and amenity space.

“The result has seen an improvement in the Energy Performance Certificate and helped attract SThree to the top floor. Further investment is planned over the next few years to reposition the building to offer modern riverside offices in a prime city centre location.”

Regional property consultancy Alder King has been appointed as letting agents by L&G to jointly market the building alongside JLL.

JLL associate director in Bristol, Hannah Waterhouse, said: “We are delighted to welcome SThree to Redcliff Quay. They are a fantastic addition to an already diverse and high-quality tenant mix.

“The building now has extended amenity space which has proven to be an attractive addition for both existing and potential tenants and we expect other landlords and developers in Bristol to follow in L&G’s footsteps.”

Alder King partner Simon Price added: “We are pleased to join JLL in letting this prestigious building as city centre supply is at its lowest level for 10 years. Occupier demand remains positive despite political and economic uncertainty and we expect good levels of interest in the last space in the building.”

Redcliff Quay has just two suites remaining of 6,900 sq ft and 4,500 sq ft at a quoting rent of £24 per sq ft.
