Planning consent is last piece of jigsaw for Bristol’s pioneering Harbourside regeneration

The final building in the 11-year redevelopment of Bristol’s Harbourside has been given planning approval by the city council.

Building 3a at Canon’s Gate will be the final piece in the jigsaw that has transformed the 16.3-acre site from a wasteland of disused rail tracks and a derelict gasworks into a vibrant residential, retail and commercial quarter on the edge of the city centre.

Designed by London-based architects Cullinan Studio, the 8,300 sq m building on the junction of Anchor Road and Canons Way will include a mix of one, two and three-bedroom homes.

Originally earmarked for offices, demand for quality housing in the city centre resulted in a switch to residential use on the high-profile site.

Canon’s Gate has been designed with the same sustainability design principles as developer Crest Nicholson Regeneration’s nearby Invicta scheme.

Crest Nicholson Regeneration managing director Debbie Aplin said: “The regeneration of the docks and area formerly known as Canon’s Marsh has been one of the biggest inner-city regeneration projects in the UK and has re-defined what people think of as the heart of Bristol, shifting the emphasis west from the old city centre and opening up an entire new quarter.

“We’re delighted that consent has been granted [for Canon’s Gate] and are immensely proud of what has been achieved providing a place where people can now live, work, rest and play. We’re now looking forward to completing this final piece of the jigsaw at Harbourside.”

Philip Graham of Cullinan Studio added: “The approval of Building 3a will allow Harbourside to complete its transformation from an adjunct of the city into an integral part of it, knitting back into the centre with a contextual architecture.

“More than anything though, this scheme ensures a character that comes from its residents, where planting and the use of external spaces will continue an expression of community.”
