City centre office deals show continued demand for older space, say agents

Bristol office block The Crescent Centre has attracted two new tenants – proof, say its agents, of a buoyant market for secondary space in the city centre.

Arriva Transport Solutions and Classroom Video are the latest arrivals at the long-established five-storey office complex in Temple Back.

Arriva Transport Solutions has taken 2,435 sq ft on the third floor while Classroom Video, which has relocated from nearby St Thomas Lane due to expansion, has taken 1,640 sq ft also on the third floor.  

Attention is starting to focus on many older city centre office blocks as the property market recovery brings forward delayed new-build schemes. A number of high-profile but outdated office buildings in Bristol are being converted to residential use rather than refurbished to make them suitable for modern business use.

Joint agents GVA and Hartnell Taylor Cook, who are marketing The Crescent Centre for landlord Redefine International, say its proximity to Bristol’s emerging business quarter at Temple Quay and to Temple Meads railway station continue to draw companies to the building.

Richard Kidd, office agency director at independent property adviser GVA’s Bristol office, said: “By relocating to The Crescent Centre, both these companies are gaining all the advantages of being adjacent to Bristol’s business quarter at Temple Quay, at a fraction of the cost of being in Grade A accommodation.

“As companies search out good quality secondary stock in the area – with all the advantages of being close to Bristol’s business heart, at a fraction of the cost of being in Grade A space, accommodation such as that at The Crescent Centre in Temple Back remains in demand.”

Space is available in The Crescent Centre in suites ranging from 450 sq ft. The building is home to companies such as URS and the CAD Centre.
