Hat-trick of deals puts fully-let sign up on refurbished city centre office block

One of Bristol city centre’s premium office buildings is now fully let following three lettings within recent weeks – a further sign that the top end of the market continues to strengthen.

Seven-storey One Castlepark close to Cabot Circus and has been extensively refurbished recently to create new office suites.

Acting on behalf of landlord Circle Property Unit Trust, property agents Knight Frank and Alder King have let a 4,898 sq ft third-floor suite of the 76,000 sq ft building to Heat Recruitment on a five-year lease and a further 4,898 sq ft to website developer BaseKit Platform at fifth-floor level on a 10-year lease.

Meanwhile, existing tenant Irwin Mitchell Solicitors has expanded its presence and will now occupy 11,893 sq ft on the top two floors.

Martin Booth, partner in the office agency team at Knight Frank in Bristol, said: “This flurry of deals is indicative of a strong market with occupiers keen to secure high-quality refurbished space. One Castlepark provides exactly this space. Sadly, other occupiers have been disappointed by the absence of further available space within the building.”

Tom Dugay of Alder King added: “The location of One Castlepark between Cabot Circus and Temple Meads station makes it popular both with occupiers and with their employees. The recent successes come as no surprise within the Bristol office market.”
