Endemol deal means showpiece Clifton office scheme is now full up

Landmark Clifton office block Embassy House is now fully let following the arrival of TV production company Endemol UK.

The firm, which films its Deal or No Deal game show at Bristol’s Bottle Yard Studios, has agreed to a new 10-year lease for 5,176 sq ft (480 sq m) on the second floor of the six-storey, 60,000 building at an annual rent of £80,200.

Endemol, one of the UK’s largest independent production companies, also makes Big Brother, Ripper Street, Pointless and Snog Marry Avoid?

Other occupiers include property and construction practice Rider Levett Bucknall, magazine firm Specialist Publications and SACO, the serviced apartment company.

Embassy House, which occupies a corner of Queens Road and Queens Avenue, was bought for £7.5m by London-based specialist investment management company Kames Capital in October 2013 from international property group Rockspring.

Joint agents Savills said the popularity of the building reflected the strength of Bristol’s office market, particularly the technology, media & telecommunications (TMT) sector.

Director of business space at Savills Bristol, Chris Meredith, said: “We are very pleased to have secured the letting of the final office suite at Embassy House to Endemol.

“Requirements for prime office accommodation in Bristol remain high and we expect this to continue in 2015, with the TMT sector continuing to fuel demand.”

Kames is part of the giant Aegon Asset Management group.
