Bristol city centre office block offers ‘half-way house’ deals to growing firms

Two lettings have been secured in two months at a Bristol city centre office block under a new scheme that makes its suites more affordable for small, growing businesses.

Joint agents DTZ’s Bristol office and local joint agents Williams Gunter Hardwick let the space at 111 Victoria Street on behalf of property owner Commercial Estates Group. 

Creation Recruitment has taken the 923 sq ft of suite 2.5 while digital marketing agency Brookfield SDM is now occupying 617 sq ft in suite 4.7.

Commercial Estates Group is offering what it calls a unique ‘half-way house’ between a serviced office and a standard lease with a rate per room per month including full rent, rates, service charge, insurance, high-speed broadband and dilapidations.

111 Victoria Street is a character five-storey office building with suites available from 520 sq ft to 8,200 sq ft – equivalent to five to 80 desk spaces.

 Russell Munday of Creation Recruitment, which provides recruitment services for the digital, mobile and IT sectors, said: “Our business is expanding and we required new premises in a short time frame. The flexible offer on straight-forward terms at 111 Victoria Street was very appealing and we are delighted with how quickly we were signed up at the building. The move will give us the room to expand and the location is readily accessible to Bristol Temple Meads station which is important for many of our team.”

Richard Fifield of Brookfield SDM added: “Having started our business in serviced offices we were looking to move away from the constraints and costs associated with them. However we still only needed a small amount of space. Unfortunately there were very few options available in central Bristol. At 111 Victoria Street we found a real range of available suites and one which fit us perfectly.” 

Bristol-based DTZ surveyor Andy Smith said: “The recruitment and IT sectors are very active at present with a string of recent lettings across the city. The all-inclusive offer at 111 Victoria Street has been very well received by occupiers, many of whom are looking to grow and move on from the serviced office format but looking to maintain the simplistic nature of occupation. The initiative was launched in June and we have so far secured a letting a month and have another suite under offer.”
